    With that middle bedroom of the house 8'10 in width, you could have a narrower but longer family bathroom, accessed from the hallway. Principle is the same as above but you could probably get away with slicing off about 1.7m (rather than 1m) and have a family bathroom instead of an en suite. The remaining bedroom at just under 9' x 9' would be a fairly decent size in that case.

    That's an interesting idea bsms, well worth considering! You've both confirmed my thoughts really, it didn't seem the best idea to make the smallest room even smaller, two medium sized rooms would be easier to sell.

    Doozergirl, we're moving from a house which has sacrificed the third bedroom to have an upstairs bathroom, we need three bedrooms. The trade is the downstairs bathroom in return for much more space. Swings and roundabouts!

  • I have the identical layout and bed 3 was turned into an en-suite to the middle bedroom making it the master.

    We need three bedrooms, so that wouldn't be an option. I'm sure one of the other suggestions will work though.
  • i didnt look close enough at your floorplan and your square footage is far bigger than mine.

    I have been on rightmove and similar houses have put bathrooms upstairs and split the rear bedroom. looks like it works really well.

    How big is the cupboard on the landing? Would it fit a toilet in with a basin over the stairs?

    It's tiny, less than 3ft square. Not sure the adults would fit!

    Hi sorry to hijack the thread, I have a similar downstairs bathroom as the OP and was wondering if it will be feasible to create an upstairs bathroom in the future before finalising the purchase.
