Frankly, given all the restrictions on re-sale, marketing, sub-letting, removal of old units etc, I am surprised that anyone ever buys a static caravan as opposed to simply renting one with the added advantage of being able to holiday in different places.
In fact it was more than that. There was also £3.5k a year site fees, plus gas, electricity and insurance, so say £4k per year. And it was a well-kept site with decent owners, these fees are not high, we have a friend who pays £10k a year to site his lodge at a Haven site.
We always say we got our fees back, and nothing for the 'van.:rotfl:
One of the reasons we let the site sell it was that they could extend the lease, which only had six years remaining, we couldn't, and therefore would probably find it difficult to sell.
Static caravan and lodge holiday homes are money pits. Also, you have to understand that the site owners hold all the cards, it is their land and they don't have to let you site your 'van/lodge on it. Then it will be virtually valueless. If you don't realise this when you buy, you are in for a big disappointment.
If the OP's site are selling new lodges at the same or lower than the OP's then all they can do is drop the price.(AKA HRH_MUngo)

I think someone who wanted to invest quite heavily on a lodge was on these boards a while back... I hope they are reading this .
I suppose site owner calls the shots so you will either keep doing this until you drop the price considerably or sell to site owner who will buy it for pennies then sell it on for double what they paid you

We are renting someone else's 'van on the same site for a few days in April so that we can visit people we know . Let them have the expense!.
TBH, I don't have a lot of sympathy for those who find they will lose a lot of money by 'investing' in a lodge/static caravan. It is common knowledge after a bit of googling and in our case, the terms of resale were written into our contract. Nothing came as a surprise. We were glad to get £12k for the site to sell it for us, saved so much hassle (and even more expense if you have to remove it from the site and then get even less money for it.).(AKA HRH_MUngo)

So let's call that 75 nights. A bit over £125/night...
Well not that bad then. It was a beautiful 'van with two bedrooms, one ensuite, and had double glazing and central heating, also a little garden and parking for three cars. The site was beautiful and in a forest in Snowdonia, with a small boutique hotel and restaurant in the middle of it. The groundspeople kept it beautifully; we never felt the service charge was a waste of money.

My parents had a static caravan, it cost them approx. £7k way back in the early 2000s and they kept it (no restrictions on age of caravans at their site) until around 2015 ish.
For them the numbers worked for many years, site fees were not too bad (very low compared to other sites) and they had loads of weekends and main holidays in it but then the site was sold on, the site fees got more and more expensive each year and their health declined meaning they couldn't visit as much. In the end they worked out that for what they were paying in site fees, they could have several very good holidays a year without the worry of owning or feeling they were wasting money as they couldn't, due to their health, get to the van.
They initially tried selling the van privately but realised it was a little too much for them and eventually they sold it back to the site for a couple of hundred quid.
They never regretted having the van, it served its purpose at the time and many happy holidays was had in it until it got just too expensive year on year to run.We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.

Makes me very very glad I didn't buy a static on a Haven site some years ago. At the time it wasn't until I read the terms on the HP agreement that I realised what big trouble I could be signing up to (was buying van for £16k, APR was double what I was told, and even if I paid it for years, I would owe £26k the instant I stopped paying, for whatever reason if something went wrong, even though they'd also have the static).
I didn't even realise that reselling would be so difficult.
So looks like I dodged a bullet, even though I focused on different things as a reason to not go through with it.
And it was a good job, relationship broke down within two years, then followed some years of difficulties, I couldn't have paid the fees.
Having read various threads on here in the years since, I would NEVER buy a static lol.0
