am i definitely not a first time buyer?

I previously owned a property when i was married. But when i got divorced my ex wife took on the house and i got nothing from it at all. ive been renting since. This happened in approx 2012 so nearly 7 years ago.
I am therefore, for all practical purposes, in the same position as any first time buyer. Ive had to save a deposit from scratch, im renting now, nothing to sell, no chain etc.
Can i state im a first time buyer? My old mortgage is gone off my credit record now. What checks will they make on this?

It depends on which organisation you are asking.
The government or a mortgage lender?
The rules are different.
Even the government has had different rules in the past - depending on HTB, stamp duty thresholds etc.0 -
Much the same answer as the last time you asked this, with the update that you're not a FTB for SDLT purposes either.0

And the word definitely0 -
Do you really need clarification on what ‘first time’means?
It’s not ‘only house buyer’ or ‘buyer who doesn’t own a house currently’
First. Time.0 -

Sometimes people don't want to accept the obvious .0

Ask yourself - is this the first time you are buying a house?
No. You have owned one before.
Then you are not a first time buyer.0 -
Id completely forgot Id asked the question before.
Its just unfair really. I am in exactly the same position as a first time buyer financially yet they get the HTB bonus and stamp duty exemption. It would make a huge difference.
How can they find out? I never paid stamp duty on previous house as it was under threshold, and its gone from credit file now.0 -

I think also it may be classed as fraud if you were found out. Worth the risk ??0 -
