    'Complete refurb' of course is a very general description, but can in know way be defined in terms of a list of jobs. When refurbing any property fully, you are bound to come acoss the unexpected - that's why there is always a need for contingency in a developer's budget.


    Of course, if the Executers were asking an unrealistically selling price, then yes, reduce your offer. But if not......

    I think you're missing the point - I'm not complaining, what I am questioning is that something that is marketed as part of a package is in fact a health and safety concern which deems it basically condemned. In this instance is it fair to question whether part of the package you are purchasing should have been highlighted as high risk/unusable and as it wasn't can it therefore be pointed out to the vendor that they have an obligation/duty of care to make this defect known or to put it right. As they haven't, then questioning whether a concession should be made on the agreed price so that they are saved the trouble of dealing with it and I undertake the task seemed to me to be a relevant question to ask.

    As others have said, I would just try a lower offer. You can always row back from there and try to get them to meet you in the middle, etc. Bear in mind that asbestos is a health hazard (as you have mentioned) and anyone else looking to buy the property would have the same issue. You hold all the cards for now :-)

    Even cracked asbestos tiles are fine as long as you leave them alone.

    The garage may not be usable but it on usable space. Many houses just don't have space to build a garage at all so there is still value to it.

    It sounds to me that the place was valued to reflect it's condition but if there are no other buyers at the moment you could try and lower your offer. It depends how busy the market is in your area and how much you want this particular property.
