In the process of buying a house from executor of an estate. 1950s/60s. Had a full survey done (before exchange but after offer accepted) the whole house is very obviously a total refurb which is fine by me.
Had a full survey done and lots of asbestos has been found (typical for the age) however the garage roof on the plot has asbestos sheeting which is cracked and causes a hazard, thus rendering the garage pretty much condemned until the roof is removed and replaced. I've had a quote for over approx 6k to remove all of the asbestos.
Is it reasonable to ask the executor to cover/go halves/ replace at least the garage roof or non of the above? I have taken on the house (or will once we complete) knowing its a reno and have offered less than the asking price (which is basically the price you'd expect to get once the refurb is complete) which has been accepted - what are your thoughts on this please?

Was the house valued at the price you offered? This would have surely taken into consideration the garage?
You can propose a lower price, what's the worst that can happen - they say no?
Unlikley the executors would pay for it or replace it to be fair - they probably just want to get the house sold.
6K is a lot for a garage roof. I would suggest getting a couple of quotes as this is very high

6k is for all the asbestos throughout the house and garage. The garage is presented as usable space - it isn't, the surveyor basically said don't go in there until it's sorted...0

Removal of those are unnecessary unless damaged. They are all fine if in tact. If you are removing out of choice rather than necessity then there is no way the sellers will pay for it0 -

So on that basis, the garage isn't in tact so is this worth chasing up? I get your point about the rest of the house although the kitchen ceiling tiles are also loose/damaged, the rest is fair enough.0 -

Asbestos in good condition which doesn;t need to be moved, eg for heating installation, I'd say no reduction.

then you can hardly complain.the whole house is very obviously a total refurb which is fine by me.
An old property in need of complete refurb willalmost certainly have been priced acordingly.
'Complete refurb' of course is a very general description, but can in know way be defined in terms of a list of jobs. When refurbing any property fully, you are bound to come acoss the unexpected - that's why there is always a need for contingency in a developer's budget.
Of course, if the Executers were asking an unrealistically selling price, then yes, reduce your offer. But if not......0
