    I would strongly suggest you check those references with a fine toothcomb and do youo own enquiries.

    I had an issue several years ago where a boiler disappeared from a property. Tenant claimed no nowledge and did a bunk.

    I was able to quickly prove their references had been falsified, and not been checked by the LA properly and as such they ensured that I was adequately compensated.

    Moving on to the next question, has anyone in here had a similar situation and the police managed to chase the suspect down? In that case, will the suspect be liable for the damage he caused?


    The rent is paid via bank transfer, so his bank detail may be a lead. Any police officer in this forum can share some knowledge? Is this case too small-time for police force to spend resources on?

    No idea to what extent the police prioritise this sort of case, but they're not going to help you with your debt recovery - you'd need to make your own investigations if you want to catch up with your tenant.

    If the suspect is caught and charged ( which is unlikely ) the court may order an element of compensation for the criminal damage.

    In reality this is just one of those things. Insurance should cover the cost of repair if you took out LL insurance

    If not, did they do an electronic ID check on it?
    If not... what sort of ID checks did they actually do?

    I am just curious as to how he passed a reference/credit check if he does not exist.

    The damage is incidental and wouldn't be considered a crime. You could possibly pursue them through the small claims court but its unlikely they would pay.

    This is exactly what I was thinking. Did he supply a forged passport? Somebody at the agency must have met the tenant at some point as he must have got keys from them.

    Just to add, your tenant still has a valid tenancy and will have to be evicted by normal means. In your case probably S8 grounds 12,13 maybe 17.

    This is exactly my thought, i don't know how on earth he passed it. The passport was real but it was a stolen one. Crazy!!

    You reckon the suspect is unlikely to be caught because the police won't be too bothered about it, or because there is not enough lead to implement an investigation?
