Few viewings but no real interest yet

Hi,

Would like to get the views of some of the experts and some fresh opinions. Our property has been out on the market for slightly more than two weeks. I know it's too early. We have had around 7 viewings and one scheduled tomorrow. We priced it is bit less compared to other flats in the same building as we wanted a quick sale but hasn't been very helpful.

My property is marketed with two EAs as I'm doing a assisted move with one of the new builds. The builders agent always markets the properties with two EAs.

I have posted the link below. Is there something you would like to change in the house if I were to attract more interest and offers.

    I know people suggest de-cluttering before putting your home on the market but this is pretty extreme.
    Everything looks very well kept and in good condition but there is nothing homely or welcoming about these photos. Have you already moved out?


    The photos from the other agents listing are even worse, are three shots of the long dark waiting room really necessary?

    Sorry but nothing about that apartment would make me want to buy it. Especially the fact that the rooms are long and narrow.

    It's decluttered to the point of looking like no one's really lived there. While you don't want there to be too much in the way of personal belongings and muddle, the spaces just look like a half-empty furniture showroom and it's all far too clinical.

    A few well chosen pictures or pieces of art work would help, and some flowers strategically placed for the shots, or larger pieces of live greenery, grouped to make it less sterile-looking.

    And does your child have no furniture and nowhere to put their toys? Poor kid! Where does a filing cabinet and an ironing board fit into their life?

    Yes, most of us iron, but it's not something viewers will aspire to, and you're selling a lifestyle here, though you don't seem to understand that, or you wouldn't have bare light bulbs showing how poor one has to be......

    Sorry to be harsh, but it's tough love here!

    It is on for more, but it has the corner balcony from the living area, which is a better layout. It also looks bigger? There was one (no 9) that sold late last year for £280k. Was that more similar to yours? I'm also thinking that being on the ground floor may not be an advantage necessarily. I'd be thinking it'll likely be noisier with less privacy.

    From the pictures, yours looks small, although the measurements on the floorplan suggest it's maybe bigger than it looks. And as someone else said, not very "homey". It's hard to imagine living there with my stuff iykwim. It's not clear which bedroom is the master (I assume the one with the double bed) - although this is clearer from the photos on the listing from the other EA. I'd think it would maybe appeal more to investors / landlords or maybe business commuters to London rather than families.

    There are a lot of similar blocks of new(ish) flats in Reading, with more going up all the time, so you have lots of competition. Plus I do think the market is a bit slow atm.

    Personally I like the de-cluttered look you have going on there! It allows me to imagine what I can do with the space. I prefer more neutral decor (less, blue/green wall). Apart from that the only thing that worries me is the shape of the rooms!

    Are you doing part-ex? The. Isn’t it the builders problem to sell it and not yours? Or is this something different?

    The OP says assisted move, which is different to part-ex.
    My understanding is the new build company provide support in the sale of your property but don't buy it themselves..

    Hi all, thanks for great replies. As you all said I will look to make it a bit lively. I really can't do much about the length of the rooms though.

    We never thought this to be our house from day as this was Shared Ownership ( but selling 100% on open market with back to back staircasing and sale).That's the reason we didn't put anything extra and saved every penny for our new house. I know few things like some flowers, cushions and lampshades are basic. I would look at adding them.

    The estate agents took photographs on the day of valuation (which was not mentioned to me). The other estate agent took them on the mobile just said the photographs are for their report and would come back for real photographs but they just used the ones taken from mobile.

    We are not doing part exchange it is just an assisted move, where they would hold the plot for 6 weeks and they would pay the EA fees. If we don't find a buyer in 6 weeks, we will loose the plot that we liked.

    And again we will try to make it a bit lively and ask EAs to come for pictures again. Even if this doesn't sell within 6 weeks, I'm planning to continue to market it so all your suggestions will help.

    For the lounge try splitting the room up into areas rather than shoving everything up against the wall.

    Turn the dining table round and keep it towards the radiator.

    Move the sofa down the wall towards the window a bit and then move the chair away from the window and put it between the dining table and sofa at an angle.

    Something against the wall on the left wouldnt go amiss either. Maybe cheap Ikea Kallax unit with some books and a decoration or two on it.

    You need to try and make the room less like a corridor.

    As others have said you need more stuff! I'm not sure i've ever seen such a bare house put up on here! normally it's all about trying to clear the stuff out so you can actually see the rooms properly.
