Missold static van with haven

    Just to follow up on our conversation yesterday.



    Your van is a deluxe letting grade but as it is a 2012 would not qualify to let through Haven next year however you can still let it through private lettings (either your own or through an agent)



    As a deluxe van based on this year, figures it could have generated a maximum income from 1st March to 31st October of £7033- ( The private sector pays 20% more than Haven so an extra £1406)

    You can also let your van privately from 1st November to 14th January gaining anything from what I understand £100-£150 per week in extra income.



    Add these together the van has a maximum income potential of £8533 if you rent main season through Haven and winter privately or £9939 if you rented the whole year privately.



    Your costs from March 2019 will be : Your ground rent of £4600 which you can spread over 6 months interest free( you will be billed for this in December but its not due until March)-Then from 1st of May your insurance @ £275 your water and non-domestic rates of £620.So total years running costs of £5495 ( this is without your gas/electric which as an average across the park is £295 P.A.



    I have spoken with my manager and we are happy to offer you Guaranteed lettings for the 10 week peak period at £470 per week for 2019 season, so if you gave us all 10 weeks you will get £4700 from us Guaranteed – so even if we do not use your van you will still get paid!- it is at your discretion as to how many weeks you give to us as you are under no obligation as explained the private sector does pay significantly more so you may wish to take advantage of this or even do a mix of both?



    This offer is not available to any other customer and is to be kept in confidence between us please, I trust this meets your concerns and that we are able to proceed with the sale on Friday, if you could kindly advise as to your decision.

    Apppears to me that he has told you fees were due in March? Not starting from March?

    Not sure what heir finance package looks like, but I assume that would be offered well in advance of the due date?

    You claim, depending on interpretation is far from rock solid

    I have good news. Haven have agreed that I was mis sold on two accounts, so they are rewinding the contract and returning my deposit. I bought the caravan last September and raised the complaint end of February this year.
    Am I entitled to a refund of payments from the bank from September?

    Under the MIS SOLD ACT.

    If you’ve had use of the caravan all that time, perhaps not. I think you’ve done well to get out of the contract. Getting all your money back might be pushing it.
