Cut out Estate Agent fees with free property lisings

Just to give the latest update on the no estate agent fees experiment for the old mill in Orkney.
Firstly thanks for the advice - I did try propertyladder but it deletes it automatically after 2 weeks so you have to keep renewing it - bit of a pain but I'll keep trying.
I'm also going to try wanamove as you can upload 10 photos there too.
Results of the private free agents so far are:
www.landorproperty.com - 104 website viewings
www.easier.com have given me 1 enquiry
www.buyitprivately.com have sent 5 enquiries
www.privatehousemove.co.uk have sent 3 enquiries
This has generated 3 viewings which I'm happy with as it's a lot of trouble to get up there. Still, if we get no offers by March/April will have to go with the usual estate agent route. Any more free ideas, let me know. Thanks0 -
Thanks for this information, we are looking at putting our little flat up for sale and want to do it as cheap as possible!! Do you still have to have a HIP if you sell privately?0

Depends what you mean by a private sale. If you mean you're selling without an estate agent and are advertising the property to more than one person e.g. for sale boards, local paper ads, rightmove etc then yes you do need a HIP.
If by private sale you mean you're not advertising the property and only the actual buyer knows of the sale i.e. no marketing you will not need a HIP. An example of this would be you the homeowner are approached by a buyer (not a house buying company who matches you with a buyer - these sales DO need HIPs) and he offers to buy your house which isn't on the market. You agree and proceed with the sale.
Incidently I've also read that if house prices are dropping in your area, flats are likely to drop further - so if you are looking to sell quickly maybe my experiment with no fees isn't the best method for you.

Suddenly been flooded with enquiries to view - don’t know why - time of year? Could be that we put it on at fixed price which is very unusual for Orkney - people spend a lot of time & money putting in offers over and paying for surveys only to be outbid.
The 1st viewer is organising a survey next week - so I might have cracked it!!
The money saved will help towards removal costs and I think I’m right in saying if you sell without an agent in Scotland for 2 bed roomed - you don’t need a HIP - let me know if you hear otherwise.

Just a final update on the property sale - it's all finalized - I'm quite proud that I managed it free without the usual estate agent - if the agent charged 1%, I've saved £720 - it took some effort - taking calls, sending information etc. organizing viewings from a distance but I managed it all in an hour or so on the odd evening.
So, I guess if you have the time and inclination, it's worth doing yourself and I will use this method next time too.
(ps.It was hotproperty who produced the buyer in the end - although I always referred them to landorproperty website, where I had managed to list the most & best 10 photos)

how did you manage to advertise on hotproperty privately?
they dont let people advertise their own properties privately.

When you list with private house move they automatically put it on with their partner sites - of which hot property is one!
