What part of Hampstead is 25 minutes from a station?

Surely that would depend how slowly you walk ;)

Is it just somewhere in Hampstead or Hampstead Village? If it’s a 25 min walk to a station I assume it may not be the desirable bit of Hampstead.

It is close to Henrietta Barnett School/St Judes Church in Hampstead Garden Suburb to be precise.

    Very valid point too!

Thank you all for your thoughts indeed!

The detached house will be better for transport due to better parking and closeness to transport links.

You'll learn to appreciate shorter commutes when the weather's rubbish. You'll find once you've been in spacious accommodation you won't appreciate going back to being hemmed in by neighbours.

Bear in mind you'll likely find the bigger cheaper shops you need to use to live in London will be in outlying areas rather than more central ones.

Why not spend a few weekends and evenings strolling around both areas and soak up the ambience. Walk from where you want to buy a house to the station and try to imagine how quickly you'd find it grinds you down.

Do you know anything about Hampstead Garden Suburb? I have only ever been in one terraced house there and it was small. More like a little cottage than a normal sized family home. On street parking since you can't change anything about any house in the Garden Suburb although I did find one once with plastic windows. Some of the bigger detached houses have offstreet parking.

There is a small bus that goes up there.

I can't remember if there are any big supermarkets that you can get to without using a car?

The problem is that if you need to drive in London to get anywhere you will have difficulty parking at the far end unless you are going to a large supermarket with a big carpark. I actually can't think of where the nearest supermarket with parking is near the Garden Suburb?

If you are looking up near St Judes you are looking at the top of the hill so downhill in the morning up hill at night when you are tired and you are right the station is a long way away.

Where I live there are two tube lines both within 10 minutes walk as well as an overground station.

I would buy the house which has the most convenient shopping facilities and needs the least car use but also has offstreet parking so that you have more choice. Also the one with the closest station.

The further into the centre you are the more likely you are to find banks rather than building societies, and tourist shops and convenience stores rather than discount stores and big supermarkets you need for your necessities.

The further you get into the suburbs the more likely you are to get breathing space, good schools, easy parking and less mobbed pubs and restaurants.

So not really Hampstead at all!

And a long walk from the nearest Northern Line tube.

Suddenly Barnet loooks the better option.

I've learned a lot more about Hampstead/Garden Suburb desirability, or lack of, but still don't know what a casual location is.

Me neither. Maybe people with more expensive houses are more uptight.

Nor me, but i do know that HGS is nearer to Finchley than to Hampstead.
