Married - Is a single mortgage application possible with Halifax?

Hi

I am in the process of going for a mortgage application and I already have a decision in principle for us as joint applicants.

I decided to just check my partners credit report and I noticed there are ~12 late payments for them between 2015-2018! The accounts are now closed and all settled but obviously this makes me nervous that in the full credit application we will be rejected. At time of application to the broker I did say my partner may have some but I’m not sure if they are on report (Experian didn’t show them and Noddle was down for maintenance over the weekend). He seemed to have made it sound like no problem at the time - possibly because like me he assumed one or two, not 12.

Worst part is her missed payments were the fault of her family - not hers - but it is what it is now.

Now I have a squeaky clean record and I’m the sole income provider - which has made me wonder if it is at all possible for me to go for a sole application, or because we are married do I have to do a joint application?

Thank you for reading

Your wife would be considered as financially dependent. Is part of the deposit hers?

Yes or no, I have an option depending on the deposit rate.

If she was to be involved in the deposit, does it complicated it significantly?

    Thank you for replying.

By default she would have a financial interest in the property. Not being named on the mortgage would result in legal complications for the lender if they so allowed. Hence no they don't.

Agree as above, lenders generally don't allow married couples single applicants for this very reason, something to hide perhaps/ adverse credit

Get a broker to see your options

Before planning a solo mortgage, do please talk to your good lady? As it might come a a nasty shock to her and that is rarely healthy for a relationship.

Once you have broached the matter, you can both see the broker to see what is still possible. We're all good at different things & getting family to pay on time is a ticklish talent - once she can see what her family has landed you her with, she has better tools to deal with them in future.

You married her - if you didn't include financial due diligence, then in another life be more careful. You have been fair to say it isn't her fault - hang onto that & move forward together.
    Best of luck.

It was her idea that I just go for a sole mortgage application to be fair. It was me who wasn’t sure if it was possible. Broker confirmed it is fine so let’s see how it goes. I can always try add her once the fixed term period ends I guess!

Halifax are OK with single applications for married applicants on purchase. Remortgage they don’t like,

I have the same issue but have a mortgage already and a good income and can afford to live. We got a terrible offer with our current provider but few others gave us higher. Our advice we got was no we cannot afford as joint until there are 2 incomes but we got our first mortgage on less then we get in now.

Unsure whether to try single or not.
