    The fact that you showed them round is neither here nor there, you could have easily told one of their agents to do it.

    (I'm not an EA, but I work within the property market).

    If you haven't signed anything with the EA then you are fine, however if you have signed a contract with an EA, you pretty much have to part with some moolah and pay them the commission.

    Count yourself lucky. We rent and in our last house the landlord decided to sell out of the blue. The agent phoned me up one day and said people were coming to look at the property. They were too busy to come along so we would have to show the prospective buyers around. I told them they were jolly lucky that we were allowing viewers in at all and that they had better accompany the visitors or else.

    Come to think of it, as a tenant, letting a prospective buyer into the house represents a valuable service to the landlord. In future I think I will stipulate 1/2% of the sale price for allowing viewers in while we are still living there.

    who is going to progress chase the sale and ensure the chain is kept informed at every stage, who is going to make sure everyone agrees exchange date etc? will you be able to chase each mortgage offer and speak to solicitors to see that searches have been applied for and received etc.....yes estate agents are a pain in the a.. but they have good members amongst them who work their socks off trying to keep chains complete and everyone informed and negotiate an exchange and completion date.
    viewings are only one small part of the job
    my bark is worse than my bite!!!!!!!!
