we did all the work and not the estate agent...

we have a buyer for our house . however we did all the sales on the house as they dont even turn up and do their talk. the fee to pay works out at 1% + VAT so about £3700 on our house. i find this a bit steep considering i am a sales person i have done THEIR work. we have not signed any paperwork with them but now are keen to move on . What would you do? any recommendation. otherwise i said to partner though high i would offer 1% including VAT. any ideas appreciated.

If you've not signed a contract then your free and clear.Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0

When you say "I did all the work", did you actually find the buyer yourself? Or did the EA book the appointment and then pass them over to you?

have you got a for sale board outside or had other marketing done on your property by the estate agent? Did you agree to them marketing the property on your behalf? If you did then it is still a contract, albeit a verbal one. Details like a for sale board and adverts in paper only go to show that you agreed to using them even if you haven;t signed the paperwork. I think the EA would still pursue you for the fees regardless of signed contract.
I suspect you're just p1ssed because you've got to pay for a service you didnt feel was up to standard. Problem is twofold - one, you didnt complain about it before, and two, you've realised that you're paying a few grand for an introduction, rather than any greater service.
Moral of the story - if you dont like EAs then market property yourself. If you can't be bothered to do that, you can't complain, in my book.0 -
Have you signed an agreement with the EA?
If so, I think you'll find that the EA's fee is purely for finding you a buyer. They don't actually have to do any work to progress the sale and finding a buyer can be as simple as putting the sales details in the window and waiting for a buyer to enquire.
I'm not "anti-EA", but you need to be clear about what the fee covers. It's probably not what you think it ought to cover

You pay for the marketing and the access to their database.
Have you any idea how much advertising costs??! I've just ordered an ad in a property related magazine for £1,500 + VAT. And that is just a small black and white ad.
The fact that you showed them round is neither here nor there, you could have easily told one of their agents to do it.

We had a similar situation when we sold our first house, and our 2nd property!!
If you haven't signed anything with the EA then you are fine, however if you have signed a contract with an EA, you pretty much have to part with some moolah and pay them the commission.
