can a landlord break a tenancy agreement before it started

if you have an agreement signed by both parties then it is a legally binding contract what it isn't is a tenancy.
Sorry to resurrect an old thread but I wanted to add something to my comment which is relevant, I have always been under the impression that what I said was correct and have seen this quoted many times on this forum. I have however done a little research and on a different forum been told this which challenges that idea.
This was in response to the tenant fee ban and students signing contracts now for the tenancy to commence in September but will also apply to the Ops situation
A tenancy agreement commencing in future is what is called a reversionary lease. (The expression primarily relates to a lease which commences when an existing lease ends but also to any lease with a term commencing in future).
The term cannot commence more than 21 years later - see s149(3) Law of Property Act 1925. However it is a lease and not just an agreement to lease. The tenancy has started but the tenant is not entitled to possession until a future date.This is a system account and does not represent a real person.
