First time selling Journey

Happy Friday all :beer:
I suppose I'm looking for someone to share my journey and some moral support.
I'm currently in my 2nd property - first was bought with my now ex husband, I moved out and he paid me off so never had to sell. I've just instructed estate agents on my house and it's scary!! I'm excited to sell and move and start a new life in house I'll be buying with my boyfriend, but I'm really nervous about selling. I've got no reason to be, as my house is well kept and in good condition. It's an early 1900's house so i suppose it would have the expected "problems" that come with those but nothing major came up on my survey when I bought and all 3 estate agents I've had value the house commented about how good the condition of the house was (course they did, I know
)
I've already got a viewing lined up on Wednesday through the EA calling out, even though the house hasn't hit the market yet. This has panicked me a bit as I could be sold by the end of next week if I'm lucky I suppose, which would be amazing, but when I do see the survey is terrifying me!! Even though I know there isn't anything wrong with the house I've got paranoia that something will be preventative haha! is this normal?!
Wondering if any experienced sellers have any tips at all?

I mean you could be 'sold', but completion will be many moons away.
Basically it's nothing to do with selling. It's just accepting that there are many things outside your control and this is one of them. If you want to have your own survey done, contact a RICS surveyor. But ultimately there either will or wont be any issues.0 -
I'm currently going through a similar process, but not an experienced seller - me and my partner selling for the first time and dreading the stress!
I wouldn't panic, even if you do find a buyer quickly the rest of the process could take a long time depending on chains, solicitors, any other number of random issues!
We also have an early 1900s house and fully expect a few red flags in the survey (nothing as major as subsidence!) but I think it would be normal for an old house, we had lots come up on the survey when we bought it. Hopefully anyone buying an old house wouldn't be naive enough to expect no issues to come up.
Our house has been on the market for 5 weeks. Had 14 different lots of viewers, about 4/5 no-shows - 1 set of viewers put in an offer about 3 weeks ago, went back and forth with negotiations, we accepted their third offer, then they disappeared in to thin air. Second lot offered a week ago but are being very slow in sending proof of finances to our estate agent so I'm expecting them to flake too

Well I had my first viewing yesterday (not hit the market yet.) from someone on the agents books who is selling hers. She came back with her son later on as well. Just spoke to the agent and she loved it. She wants to make an offer but hasn't had an offer on hers yet, she has 2 people lined up but they haven't sold theirs yet either...so all depends on the chain. It's boosted my confidence for sure. We should hopefully be on the market for the weekend - had photos done today.0

That's positive, are your estate agents going to try to schedule some viewings for this weekend?
Our second buyers have come through and we are now officially 'Sold STC' - don't want to get my hopes up too much as I'm really nervous about being let down at any point but hopefully all will go smoothly. We've put a higher offer in on the house we want now too, just waiting to hear back on that.0 -

No viewings for the weekend. Was hoping to be listed but still waiting for the brochure for approval today but nothing yet. Hopefully tomorrow.
We are viewing the show homes again tomorrow ro try and decide which we like the best and get a better idea on exact dates.0 -
So my house was finally listed on Rightmove almost 2 weeks ago. From that we have had absolutely nothing. I'm not sure if I should be disappointed with my estate agent or not as their contact hasn't been great. Still waiting on the first viewer to get official offers but she does still want the house.
So we got listed on 5th March, once I approved the brochure I didn't bear anything from the agent, I emailed them on the Friday to see if they'd had any enquiries at all but didn't hear back from them. Waited until Monday afternoon and when I hadn't heard back I called them, spoke to the mortgage advisor as nobody else available and he said he would look into it and either call me back himself or get someone to call me back. No call back. I called back that evening and was told the person I had emailed had been in a minor car accident on Friday which is why he hadn't replied to my email, fair enough (felt bad!) but that they hadn't had much interest however she would look into it and call me back the next day. The next day the guy I've been dealing with called me and said they had had some enquiries for more info which they were following up and he would send me over a document with the stats. That was Tuesday and I've had nothing through and no more contact. Should I chase him? They both made reference to the lady who wants the house and both times I said yep that's great however I still want to drum up other interest in the meantime as we have our own house that we want so we can't wait indefinitely for her. I feel a little bit like they know she wants the house and they know she will offer close to if not on asking price (they already told me this) so they're kind of just waiting on her. I'm stuck in a conundrum about how long I wait before I reduce as well now as I know she wants the house and will pay. Argh. The house we want is released in May and so we need to be making progress if we want to reserve. I'm unsure of what to do, should I be chasing the agent more and pushing them or just leave them to it?!0 -

If you want a quick sale you should put it at the right price, to be fair you have only listed for 2 weeks now.

So I had 3 agents come and value, 2 local and purple bricks. They all said the same so I trusted they must be about right. It's difficult to compare as there are only 7 houses on the street - 1 which sold most recently was sold at auction and has been completely gutted and redone, the other which sold since I bought this was smaller and had some problems come up on the survey which required work doing, so again sold at a lower price so they aren't really comparable. But if you compare to what else is for sale in the village then yes I would say it's definitely about right price wise, however it is more than I would have initially thought myself. Sorry that's a hugely roundabout way of answering that question!!0
