Exactly the same as a new intake. Some people take the first applicant. Me, I see about 20 to 30 applicants for my room when it is advertised. - sure, what I say next is meant as constructive criticism. Applicants has to be interviewed to see if they will fit in with the rest of us in this house. - excellent idea Financial references - not sure what this means, but they're students, they wont have much in terms of financial reference , University reference, (only take full-time students) - fair enough, but I suspect that typically just confirms that there is a student called X registered on a course personal reference - seems redundant. , previous landlord - possibly useful, but no real guarantee behind it , right to rent - excellent & appropriate documentation. And I ring Uni professor and previous landlords to check they are who they are and not some cousin or friend pretending! - impossible to say really. Given it's a phonecall and you don't have the person there Only when all feedback received and the interview is satisfactory do I offer & confirm the room in my Home. So if you ask if Tom, Dic or Harry can crash in your room whilst you are away for a month, it just is a non-starter in my set up. - fair enough I have two adult children and my OH, we advertise for a lodger not a housemate. Of course others may operate differently that's up to them. Security is important to me. I have had things stolen/disappear with lodgers in the early days (alcohol, Wedgewood china, my sons v expensive bike, for starters) now I do everything to reduce the possibility and whilst there are no guarantees if that means no sub-letting of your room thems me rules! ::p0

My students are always post grad either PhD or Masters looking for a quiet place to write up their Thesis. The Financial reference check is specifically to confirm where their funding comes from to pay the Uni fees and their living expenses. Often overseas students are supported by Goverment stipends. If its their parents I need to see that money in their bank accounts, so need a bank reference. One Uni professor I spoke to never heard of the person I was asking about. [I have had one potential 'student' present totally forged documents!] Another Landlord said yes the person had paid rent on time but been an absolute pain to live with!
