Seller taking important item from property!

Just a quick one, we are due to complete and get the keys for our new place on Friday and have been for a visit today. On our way out we noticed the letterbox was missing, its an external one, not physically attached to the property. As this was there when we viewed the property, and put the offer in, are the sellers obliged to leave it, or at least replace it with some other letterbox? as now there is no way of receiving mail without it!

I have mentioned it to the seller and he thinks his ex wife may have removed it, and he would ask her about it.

I know its a small thing, but would prefer not to have to go out and buy a new one if I don't have to, besides where would it get delivered too??!!!?!

Popular online retailers can sell you a new one for about ten quid - I wouldn't waste too much worrying about the legal implications.

I'm not wanting to get all legal on them, but I kind of class a letterbox as a fixture of the house and think they have a cheek removing it, although it is an ornate cast iron one, so although would be nice to keep ill settle for them fitting one of the ten quid ones!
  • It's an external one, "not attached to the property".

That says it all really, it's an item that can be taken. Just buy another and don't let it bug you.

If it's fixed (ie screwed to a post/gate whatever, it should really be left unless agreed otherwise.

But if that's the worst that goes.......

Vigor Blinky 27295-05 Italian Royal Mail Style Cast Iron Letterbox, 28 x 9 x 41 cm, Black https://www.amazon.co.uk/dp/B00F2NU8SY/ref=cm_sw_r_cp_api_i_4SYACbJBRE3A9

Still costs less than an awful lot, although you can ask your solicitor to question its disappearance.

It could be sentimental. Something that isn't usually listed on an F&F form and easily overlooked. If it was always their intention to take it and it wasn't on the form, what would you have done?

Not physically attached to the property = not a Fixture or Fitting.

Sorry - just buy a replacement
  • Have you seen how easy it is for a stranger to remove letters from external letterboxes? The vendor might have done you a favour, investigate sorting a more secure way of receiving your post. If nothing else, a super secure letterbox.

Did the vendor take the light bulbs and toilet rolls too?
