Loft conversion cost, extortionate quote?

Hello all,
Are getting quotes for a loft conversion on a Victorian semi in Havering, Greater London.
House is a typical Victorian semi layout, kind of L shaped (main square block with rectangle to back, original shape no extensions. However our roof seems to be proving unusual!! The main block of the house is hipped with the rear being gabled.
Loft conversion would include L shaped dormer, Velux, 2 bedrooms and bathroom. Quote for £62k, nearly fell off my chair
. Does this seem extortionate??

We've just had somebody round to quote for 2 bedrooms and a bathroom in our Victorian terrace in SW London. I'm expecting at least £60K, based on various things I've read (mostly that a double bedroom and bathroom can cost up to £45K so I add more for the extra bedroom).
I'll be interested to see what others say about whether yours is reasonable.0 -
How many sqm is the new conversion? Looks normal price
And get a 2nd quote.0 -
What price were you expecting?0

Hi all,
Thanks for your replies!
Was expecting/hoping for early to mid £50k. Size is just 50m2.
A friend had a similar conversion a couple of years ago which just hit £50k.
Appears I may be living in a dream world!!0 -
50m2 is a massive extension - a few years inflation on your friends £50k +- 10% variance on quotes and you are probably not far out from your £65k. It doesn't sound unreasonable.
In terms of value I am sure such a large extension will add a lot more onto the house.Thinking critically since 1996....0 -
I got a quote for a basic loft, £25,000 and that was in Leeds. I would think London prices would be 50% + ?0

Our quote came back at 68K, excluding the installation of the bathroom.0

We just had one done.
South coast, double dormer pretty much full length, 3 double rooms plus a bathroom, and came in just under the 50 cubic metre limit on a detached house before you need planning permission.
Cost including bathroom, (but no decoration) was £52k.
We had 4 people in (plus a few that never turned up.
Two others quotes over £100k.
Think getting a quote from a loft specialist seems to be better than a quote from a general builder. Ours was done in 8 weeks where some of the other guys were saying it was a four month job.0 -

Most fall under Permitted Development Rights, unless those rights have been removed for some reason.Everything that is supposed to be in heaven is already here on earth.
