Hi and sorry for jumping on your thread but I have a similar issue- I'm currently purchasing a property which has no building regs for the chimney breast removals. The seller advises the work was carried out by previous owners however our homebuyer surveyor + 3 builders do not believe the chimney stack is supported to a correct standard. I dont believe an indemnity policy will cover us as if we carry out the works after completion ( even though our solicitor suggested it) and a structural engineer can not calculate costs of the works without a site visit which will cost around £800 and possibly expose works in the loft (which the seller wont be happy with I'm sure) I dont believe the owners will attempt to make the work good before exchange and now am stuck with next steps:
- Can we ask the seller to pay for these costs so we have a better idea of how much works will cost?
- if they refuse, i could pay as i dont know what to suggest as a reduction in price which would contribute to to the works..
- Is there another way around getting this signed off by the council etc?
I'm a first time buyer so any help would be appreciated.0
