OP, has the structural engineer revisited site or just the builder? Still waiting structural engineer report. Builder came back said cracks are just normal settlement and everyone would expect to have to redecorate within a year of getting work done?? He had all the calculations for building regs but as he was going to go over budget he didn’t bother submitting them and neglected to tell us at the time. He said we’d have no problem getting retrospective consent apart from the fact it’ll cost us 3 times the amount it would have!0

Finally received a structural engineer report which says no subsidence but could be our property needs new cavity wall ties.
Would posters recommend we try and get retrospective consent from the council I’ve got all the architect drawings and calculations for the knocking down of load bearing wall and the two steel beams fitted.0
