Viewing a house tomorrow, would appreciate any advice.
The house was last sold in 2016, I’ve seen the old ad and it looks like the current owners redid the entire house. The EA also said they had the whole house rewired and a new boiler in 2016. The sale price now is 60K more than they bought it for. Two EAs (same company) gave slightly different reasons for why they’re moving. One said to be near family but he didn’t know where to. The other said they’re moving for space, to an area less than 3miles away, where there doesn’t appear to be a HUGE different in prices.
I’m concerned there are other reasons for the move- looks like they have spent a lot of money and time renovating and solicitor fees etc just to move under 3miles away...am I being over paranoid or justified? Is there anything else I can do to find out if there’s another reason they’re moving?
Thanks

Ask the vendors? I think you are overthinking this. Just do the usual checks, chat to the neighbours, but they could have a multitude of non suspicious reasons to move.0

Its very common to buy a house, do it up and sell to make a profit within a year or two.
Its how lots of people move up the property ladder.0

I moved twice in a year , I renovated whilst living in the property and it helped me up the proverbial house ladder.
A little while ago now but not suspicious ..just ask and a quick check on Land registry is where I first start0

I'd say there's nothing to be suspicious about as such.
They've probably spent about £20k max tarting it up and are now looking to 'flip' it for a juicy £40k profit. (Based on the profit margins most of the 'flippers' in my area seem to feel they're entitled to)
So you just have to ask yourself is the current asking price a fair and realistic price and are you prepared to reward them so handsomely for the improvements they have made?0

Not suspicious. All you have discovered is that if EAs don't know the answer they are genetically programmed to make one up which sounds plausible.0
-
They're just moving house. I would question the price though.0

It's not how much they paid, nor what you think they've done to the house ... all you need concern yourself with is how it compares price-wise, whether the work done has been done correctly, whether you're "paying" for their choices that you actually hate ....
In short: do you like that house at that price ......
People move for all sorts of reasons and sometimes their reasons/locations change over time....0

Why are YOU moving, eh?! I'm suspicious.0

An estate agent making up harmless reasons for the vendor moving should come as no surprise.
The house I'm buying now for example (for which I'm still not sure the real reason of the sale, not that it strictly concerns me) has been explained as "The vendor was renting it out and didn't want the hassle of dealing with new tenants", "the owners family member lived there and died" & "the vendor wants to raise funds to buy a bungalow as they're getting older".
Quick tip, you can tell an estate agent is lying if their lips are moving.Know what you don't0
