Old extension not exactly as proposed plan

Hi,

Our house has got extension build in 2003. It has got completion certificate from council. The extension was build over drain pipe and its got Council's Building regulation and completion certificate.

After noticing the proposed plan, it seems like the previous owner have build the extension slightly more than what was in proposed plan. In the image the red box shows the area (verandah) which is supposed to be open but its currently closed with wall on outside and a roof! As the extension got completion certificate does it mean that it was ok to have the actual work done slightly differently to the proposed plan. (i.e. the inspector have approved it)?

The blue line represents, extension included in proposed plan while the red line (box) shows the extra space taken in the extension and not mentioned in proposed plan.

  • Building control sign off certifies what’s been built meets the current building regs.

    It does not check that what has been build is in accordance with what planning consent.

    Sorry I was bit confused with terminology. It also has "Full Plans Completion Certificate". Not sure if thats different?

    Maybe the extra work was done after sign-off?

    No idea, The extension was done in 2003. Also the veranda was build different to whats it shows on the plan. But apparently it was signed off by council.
  • Think that’s just saying that the plans submitted met building control, and the site inspection confirms actual build meets the regs.

    Is it possible previous owner this this section of development following issue of this certificate?

    What is the concern?

    What is the concern?

    The concern is that it could deemed illegal and have to take it down (hypothetically) if for e.g. if there is complaint from neighbour or a problem in drain pipe. Is that realistic ?

    I think there is a time limit, but unsure what that is. I think the timeline is well expired by now tho I

    I see what you mean. One more que. would it be possible to fall under "Permitted Development" ? Its only 2.5 feet wide from external wall and about 15 feet long.
  • Is the external wall original?

    Can only go 3 or 4m back depending on your house (detached or semi)
