    I have sold & brought many homes over the years , moved a lot lol so I’m used to the bull !!!! estate agents give you .

    I do agree that there needs to be some sort of filtering of potential buyers when selling your home , your not going in a shop lol buying a house is abit more than a few quid !

    We have just put our house on the market , first viewing both people offered asking price , great you think ! Well no not really as one of them lost sale on house other one doesn’t live in country so more investigation needed for that .

    Two days later first buyer says he’s sold his house to another buyer & offers over asking price by £5,000 , asks us to take it off market , answer to that is no !! If you have just found a new buyer would you think we would take it off market with none of the processes first to proceed ! No of course not , three days later he’s lost his buyer lol
    Anyway open day on Saturday lots of interest etc , people calling to get mid week appointment which I understand people carnt possibly make it Saturday so I say Friday would be fine so 4 more viewings then to which 2 more offers come in from buyers who are not sold & do need to the sale of there house to proceed , it’s a very time consuming waste of time as unfortunately the whole process is not as simple as going to buy a loaf of bread in a shop lol

    Yes you say you must have. A great house in the right area ! Yea we do ! So at this stage we have instructed our estate agent only to take viewings from potential buyers that are in a position to proceed .

    I know & have been through the not so great house area etc that doesn’t sell & you carnt be so fussy who you let through the door , my advice would be to still instruct on potential buyers ability to move forward , as if you have found a property you want to offer on You will need serious buyers who are able to proceed .

    I’ve had the disruption when my kids were baby’s & toddlers where you struggle to run round constantly picking up things , they have grown up & flown the nest so I’ve replaced them With house oriental cats & a big dog ,lol this is there home & when it’s not convenient buyers carnt come , if they like the house then buyers do have to work around your schedule to , ive in the past had to rush round like a crazy person trying to get the house ready for a potential buyer only for them not to turn up !! I won’t do it any more .

    Advice is don’t let estate agents over price your home , do research on houses that have recently sold , it will give you a realistic price , there is generally a road /area price then depending on condition etc
