I'd let people view - not being already on the market doesn't mean you aren't serious. It might mean you only want something specific and are actually even more serious. We did just that the last 2 times we moved.
On both occasions we secured buyers within days so were as able to proceed as anyone else within 10-14 days.
I certainly wouldn't make the judgement that you have to already be on the market to be a serious player.
A decent local agent who has been around a while will be more use in vetting time wasters and giving you the hint that you might not need to tidy up quite so well for certain viewers.0 -

Equally, we ended up putting an offer in on a house in the first week of it having been on the market. The offer was 75K under the asking price*, which was rejected (probably as obscene or unrealistic). The house has now been on the market for 9 months, with the price having been dropped by 50K a couple of months ago. Guess what? Still no sale.
*I assume you meant "asking price" when you said "valuation". Nobody can do an accurate valuation, EA's can give it a best guess, but in the end it all depends on what someone is willing to pay.0 -

Friends of ours were on the market from about 2013 to 2017. In that time they dropped from £550k to £465k and then sold, but bearing in mind the market was moving in the other direction, that was almost a £100k drop.
I'm not saying these details are in any way relevant to your property, just that huge mismatches between expectations and offers do exist.0 -

We viewed a house when ours wasn’t on the market. We made preparations to get ours up for sale and went for a second viewing the day before ours went online. We sold within 24 hours and went on to purchase the house.0

Would you check people's purses before coming in to have a look round your shop?
Why do sellers feel they are doing buyers a favour - it's the other way around and the more footfall you have the better and closer you are to reaching your needs - which is to sell your property. A buyer can just move on to the next house. Really is it so much effort to show people round if you really want to sell?
I wish estate agents wouldn't even take details - it's so easy to let go of someone with potential0 -

So what? They might come back to you in a few months time when/if the housing market changes with the same offer and you might accept. Or they might go away and think about it then negotiate in three months time if you are still in the market. Or they might get new jobs / an inheritance and be able to offer more.0 -
I'm in the Home Counties and there are tons of houses that have been sitting on the market for ages because in my opinion they are 100000 overpriced. Because I've lived here for years it's just mickey taking.0
