Stator, thank you so much. I cannot tell you how much better I feel about the whole situation.
I really appreciate everyone taking the time to provide me with advice. I am feeling so much more confident than I was.:T

Would you be happy for them to park their car in your front garden? No. So why should they be happy about you parking on their property?

    It's not their property though.

Have you not read the posts? It isnt their land.
I think we get the point without it having being repeated over and over again.
  • Hello everyone,

I followed all of the advice and wrote to the solicitor.

Instead of providing me with any evidence that they own that land the solicitor sent a very brief letter that said:

"As the owners of the land within title number .... (the land that they do own) our clients wish to make it plain that any rights you have do not extend to obstructing their land..." It also goes on to say that I am not allowed to cut the grass on the neighbours land - which I don't do, I've only ever cut the grass on the small strip of unregistered land where I park my car!

They have not given me any proof as to why. Does this sound like a big bluff to scare me off? I'm getting really worried again.

Before anyone says anything I am not parking on their land at all - just the unregistered land which I have definite proof from the Land Registry that says that it is unregistered.

Does owning the land behind the unregistered land give them the right to say that I am not allowed to park in front of it even if they don't own it? I am sooo confused by this!

Would love to hear what everyone thinks this means...

Has it been confirmed that the other party have a right of access over that "unregistered" land?

As I've said before, if you're getting "really worried" stop parking there and then there will be no need to worry.

SInce then I have received a letter from their solicitor stating that I am parking on their property and blocking access. This is not true, I am only parking on the unregistered strip. I think they have not told the solicitor the entire truth or are accusing me of blocking access for their car.

Unless I'm reading this wrong - by parking on the unregistered land, are you blocking their access from their land to the public highway?

If you're blocking/restricting access to their land, you're not allowed to park there.

This. Either park there confident you can, or stop if it's really worrying you. It's not difficult.
  • Hello Lucky Duck,

I think I understand where you are coming from. They have created another access to their property and by parking there I suppose the argument would be that I am blocking a route they would prefer to use?

My parking on this unregistered land does not 'land-lock' their property as they still have other entrance points including to their garage. This new access that they are using just allows them to park in their rear garden. They can still access their property from the highway even if I continue parking there.

I think they bought the land behind as an elaborate plan to then force me from where I had been parking.

DoaM - Thank you for your question! I have not received anything at all that says they have any right of access over the unregistered land.

Have you asked? Have you checked?
