Same solicitors firm as seller?

Hi all - I couldn't find anything on forum search to answer this question - apologies if I missed something!
My partner and I are FTBs and have just had an offer accepted on a flat. The EA has recommended a solicitors firm to use. I'm naturally cynical of this but they actually have amazing reviews and are based very locally to us and the EA.
Additionally, the EA has stated the seller is considering using the same firm (note, not specific solicitor - I know that is not allowed).
My initial thought is that this could actually speed the process up. However I'm conscious that I might be being fairly naive.. Any thoughts on if this would be a good idea?
Thanks!

Reviews may well not be genuine (tho thy may) however, ea won’t just make a recommendation for your benefit (they’ll have a commercial interest)
Also - id question whether the other part of chain is genuinely considering them - or whether the ea is applying the same logic and pressure they are to you, to them.
Having the same conveyancer is unlikely to speed things up.
I’d recommend getting three quotes and weighing it up....could well be they win it on merit.
Be sure to include a local, proper solicitor that deals in this too. I have found them better than Career ‘conveying’ firms. Tho - I’m only qualified to talk about 3 house purchase....0 -
Ask the EA how much commission will they receive from the solicitor for the referral, then ask for 50% of it.....0

I'm a bit anti conveyancing firms... are they really local as sometimes"in house" are not necessarily close geographically
Also conveyancing companies aren't always proactive0 -
Sorry, I've just checked and the company are a solicitors as opposed to a conveyancing firm. Will amend my question to reflect this.0

Thanks for your reply! Yes I imagine the seller is using the same solicitor firm due to recommendation.
In terms of quote they've stacked up just fine. I'm considering a call to the solicitor there tomorrow to get a better idea for how they work.
I've received multiple quotes and there's nothing stand out to make my decision any easier. If having the same solicitors firm sped things up that would be a bonus. If it doesn't make a difference then it's back to the drawing board!0 -
It shouldn't make a difference in relation to speed as, in order to avoid any conflict of interest, there should be a clear divide between the solicitor/conveyancer representing you and the one representing the seller (known as a 'Chinese wall').0

Apart from some narrow exceptions, we're not allowed to do it in Scotland, for good reason.0 -
When I bought the EA recommended a solicitor who gave me a good quote. However, when they found they were also acting on behalf of the sellers, they were unable to provide me a conveyancing service. I then went to another solicitor, who happened to be next door to the first.Paid off the last of my unsecured debts in 2016. Then saved up and bought a property. Current aim is to pay off my mortgage as early as possible. Currently over paying every month. Mortgage due to be paid off in 2036 hoping to get it paid off much earlier. Set up my own bespoke spreadsheet to manage my money.0

All a bit too cosy - is Mr Jones of Bloggs & Co really likely to tell you that Ms Green of Bloggs & Co is trying to pull the wool over your eyes? Only likely to speed things up if the solicitors opt to overlook any complications.

Very well put, you basically just made up my mind! Thank you0 -
Very simple :
1) don'tuse the EA recommended firm
2) don't use the same firm as the seller
3) don't use the developer's recomended firm when buying a new build
4) don't use the firm that rings you out of the blue offering their services
5) don't use the cheap internet-based firm employing 30 'admin staff' overseen by one Licenced Conveyancer managing 300 contracts at a time
6) don't use tht bloke down the pub who says he can do it for you for beer
PM me- I'll do it for you.0
