    There is an article on joint borrower sole proprietor mortgages here: https://www.taxadvisermagazine.com/article/additional-properties It covers the point I make about SDLT being more concerned with who are the underlying owners of a property than in whose name it is registered.
  • HI everyone and thanks again.

    I phoned the HMRC stamp duty helpline and the honest response was that they didn't know either!! Thy advised me to email the technical team - but didn't give me the email address and I can't find it anywhere. Can anyone help me out with a direct email address?

    In my experience you are often better off getting your own professional advice than writing to HMRC. Particularly in a case like this where, if you are to have no underlying share in the new property, the rules seem to work rather well for you.
