Ap marker ruined mortgage

We had been given the all clear for a mortgage when on last credit check an ap marker had appeared on my credit file.
I checked and it was from an old student account. Here’s the story...
in October I got a letter saying I’d gone over the agreed limit I called up and stated I hadn’t realised the 0 percent interest had finished and that I wanted to close the account I said I wanted the overdraft to reduce over the next few months so I could close the account as I use another. No defaults or late markers on the account prior to this. They said that is fine and sent a letter saying I was in an overdraft facility . 2 months in credit file had green markers and Up to date. Then in December an ap marker appeared . To make this worse I fully paid the balance on 10 January so literally have an ap for 4 weeks.
Another lender has declined my mortgage on this stating I’m in a debt payment plan. My argument being I was never told A it was a formal arrangement and B the huge impact it would have in my file. Rest of my file is good and unblemished!!
Advice would be lovely

    Use an an adverse credit broker to place this.

    The recency of the AP is a problem, but a good broker will find a home for it.
  • What do you mean by place this? Sorry I’m not very good at this!

    Place the mortgage.

    If you haven't already asked if they would remove it, then you may as well give it a go. It's unlikely to be removed as it's accurate, but worth a shot.

    I would ask them to remove the AP marker. You can say it was a one-off and will not happen again. Be ultra polite. See what they say...

    ...If they still did not remove the AP marker after asking nicely then I would be tempted to escalate to a formal complaint. It would be my assertion that they had misled you. That by not telling you that your credit file would be marked AP, denied you the opportunity to budget differently so as not be on an AP. I would still be ultra polite of course...

  • The AP Marker is an accurate representation of what happened with your account so why would it be removed?

    As above speak to a broker who manages those with an adverse credit history.

    You’re unlikely to get a mortgage with a high street lender
  • So to clarify had I not rung and just paid 50 into the agreed overdraft each month they would have done nothing but due to the fact I rang and said I wanted to close my account ( could have done it there and then but he advised that I didn’t need so that) I’m being hit with what is technically a financial difficulty marker or similar to a default!

  • Thing is though, you broke the original agreement. Which means the AP marker is correct.

    Like I said though, you can make an official complaint. If you make it clear that you would not have entered into an arrangement if you had been advised that your credit file would be negatively marked, then you have a chance of getting it removed. You could ask whether the arrangement phone-call was recorded as that would be evidence of your argument, that you were misled by their customer services team.

    If you accept the AP marker, then you will need to go to a broker (as set out in other posts).

  • I have some this and they are in the process of fixing the call to listen to so fingers crossed

    I had the complaints team at Halifax look into it they agreed to remove the ap marker and reward a 50 compensation... all good news sent this info to lender and they offered mortgage today. Happy days!
