Does no bath affect value

    I agree with this - we did the same but that's because we plan to be here for years. I reckon that by the time we sell, a new bathroom will be on the cards so the buyers can put the bath back in if they want.

    If we had been looking to sell in the next few years, we've have left the bath in place.

    We've bought a house where the bathroom has a bath (with shower over) but the en suite has a walk in shower. For us that's the ideal compromise.

    A brilliant feature in our house is they'd put in an understairs toilet (yes, I know lots of places do) but extended it by walling off an unusable corner of the kitchen to add a shower to it.

  • I wouldn't - but it depends how long you're planning on being there, and if there are other bathrooms/en suites etc. Do you really never have baths? If I was looking to buy, then the rest of your house would have to be superb to tempt me - it's one thing choosing to do renovations, it's another thing knowing that you're going to have to.



    We have two 'bath' rooms - one was quite pokey and the people before us had squeezed in a bath with a shower over. It's in the attic, and really only used by visitors. We decided to make that room into a decent-sized shower room rather than a pokey bathroom, and if visitors feel the need for a bath they're welcome to use the main bathroom. The main bathroom was big enough for a bath and a big shower cubicle, so that's what we did.



    I don't have a bath often - but when I do I really enjoy it. Glass of wine, smellies, peace and quiet. Bliss.

    I personally would rather have a bath and although I wouldn’t rule out buying a house with no bath, I would make a lower offer to allow me to put a bath in.

    As above. £1,000 will easily cover the cost of putting a bath back in. Though some people might be deterred from viewing.

    If you're planning to sell soon then why go to the bother of doing that work?
    Better to have the bath option than not, I agree that it could affect viewings/offers.

    If I'm deciding between properties with and without baths - the ones with would have the edge.
  • A four bedroomed house a couple of doors down from me took ages to sell last year, despite being nicely presented. Normally, houses here sell within days because of the location and the nearby infant school which is the most sought after in our town. I said at the time that one reason might have been because the older couple who had lived there for many years had taken the bath out and put a walk in shower in its place.

    For all the reasons given it will almost certainly affect both price and how long it takes to sell in the future but unless you are thinking of selling in the next year or so then so what?

    Your house is for living in so update it in the best way that works for you now and don't worry about a future buyer many years down the road. When it is time to sell the cost of putting a bath back in will be trivial compared to the property price and will probably pay for itself anyway.

    I’d certainly knock some money off any offer assuming I’d have to re-do the bathroom. If you’re going to be there a while then go for it as your house needs to work for you but it will inevitably make life harder when you come to sell.
