Does no bath affect value

I have a four bedroom house with a main bathroom and an en-suite. Can anyone tell me whether my houses valuation or resale ability be affected if I took out the bath and replaced it with just a shower?

You may limit your market if you want families with children to buy it. May not impact value as such though.0

I'm not sure if it would affect the value but it might reduce the number of viewings, as some people would rule it out straight away.0

It won't affect the value, just the number of people interested in viewing it... which will mean it'll take longer to sell and, as such, you might "get bored" waiting and believe it's "worth less" and reduce the price yourself...0

So long as there is space to put a bath in (which I assume there is, since it sounds like you've already got one there), I don't think it'll be too big a deal. You might get a few people knocking the cost of putting the bath back in off their offers, though.0

4 bed properties are primarily family homes. No bath would detract from the interest. Less interest lower price. As people would be factoring in refurbishing the bathroom.0

Personally if you don't want a bath there just take it out, you are living there. I took mine out, and replaced with a shower, i got fed up climbing into the bath for a shower and taking up the space.0

I wouldn't remove it from a house with 4 beds which is definitely aimed at the family market. My OH loves baths and won't view a house without one.0

We are taking the bath out in our 3 bed for a decent shower room but keeping the layout the same so it will be easy job to reinstate a cheap bath if we decided to sell.0

We only have a large walk in shower, but bought a cheap spa for the garden!20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D0
