    Probably to keep her in agreement with the house sale. There is no trust there at all from the looks of it.

    Personally I would have tried my hardest to find a LL who'd accept 6 months money up front so I could walk away at that point. But I guess the problem is it has to be a property the ex wants to move to as well.

    Yes completely correct. If I want to secure this house sale (we've got a good price) then she has to move out, it looks like she can only find a property which requires a guarantor, of which I am the only one in a position to provide. If I refuse she won't be able to rent, which means the sale will fall through and will put us back to square one facing the same problem with house prices falling. We do have 2 children which we are co-parenting 50/50. I am also paying the mortgage on the property which she lives in currently. Should this all fall through then I imagine she will dig her heals in and I can see a protracted court battle.

    I know this is a risk, but I'm hoping that the £8k (ish) will cover me for most if not all of the possible issues (minus cannabis farms and the house burning down etc)

    Re House burning down - insurance will help that one.

    If you can find a house through Openrent, the LL might be a bit more amenable. But it might be too late to change now.

    As you are at present paying the mortgage, could you agree to pay the rent direct, and take it out of maintenance or child support?
