House on the market. Opinions?

Hi all,

We've recently put our house on the market, and I was wondering if you could give me your opinions regarding pricing and if there is anything we should change for the viewings. We are on a scheme with the developers we've buying a new build from. They are paying for our estate agents fees, BUT if we don't sell within 6 weeks, the price has to drop nearly 10%, so I am really trying to see what I can do to get an offer ASAP.

This is the house. We're trying to get an investor to buy it, as it is an ideal buy to let property.

    That sounds a bit harsh.

    Would the developer have agreed that if their houses don't sell within 6 weeks, they'll reduce their prices by 10%?

    I think I'd rather pay the EA fees myself, and have control over the selling price. A 10% reduction is much more than the EA's fee.
  • Where is there a picture of the front of your house on the listing.

    A little harsh maybe but my view is the previous sale pictures are better than yours now.

    You clearly have dropped the price from when you purchased which wasn't that long ago and as either an investor or a buyer I would be wondering why you chose to stay in the area such a short time.

    Prices are clearly declining and I would want to know why.

    Get the agents to do a floor plan, really bugs me when looking if that's missing. The bedroom looks very dark, retake that photo with the lights on.

  • No floor plan, no pic of the front, Pic 4 looks very messy and cramped as a consequence- even shifting the futon (?) thing and tidying the shelves bottom left would help. Pic 6 of the back yard adds nothing.

    I would ask for those to be rectified as first priority.

    Will talk through the pics. Sorry if harsh!

    1. Why's it not of the front of the property? It's dark. Are there windows?

    2. Dark. 'Minimalistic'. Small. Don't like front doors straight into the lounge. Appreciate it's a small house so all of these comments are probably pointless, but if you're up against better laid out small lighter houses, yours will be ignored.

    3. REALLY dark. Is it really that dark, or was the EA just awful at taking pics? Doesn't look like a nice tempting master bedroom. Nothing really matches so it's not making it look appealing. White bedding and a brown throw or something.

    4. Lose the futon/sofa thingy. The blue is too bold for such a dark house.

    5. MUCH better. Bathroom fine. (Hope that's not a pile of cat biscuits on the right lol!)

    6. Yard - and really not doing you any favours. If it's not a hardstanding parking area and actually the garden, you definitely need to tart it up. Garden rug to hide that cracking. Garden furniture. Plants/pots.

    No front pic? Alarm bells ringing. What's wrong with it.

    No floorplan.

    Streetview looks a bit grim and shows boarded up properties.

    It's a cheap house. Would prob sell better in action.

    Thanks for everyone's input. My comments now.

    1- I totally agree all the photos are very dark. Our house is nowhere that dark, specially with the lights on during the day. I will try to talk to the estate agent to see if we can improve that.

    2 - Front of the house - Nothing wrong with it. What happened was that there was a car parked in front of our house and they couldn't get a picture of the front of the house.

    3 - The spare room - I think it is the only fairly dark room in the house. To be honest I don't find it looking messy. That thing is actually a sofa bed (I know, ridiculous size), but we can actually fully open it into a small double. I'm now wondering if there is anywhere we can hide it.

    4 - Backyard - Although it is not a garage, it is the only house on the street that can turn it into one, if wanted. We never wanted to as we like to have the space available during the summer.

    5 - We bought the house as a first step. We knew we wouldn't stay long at all, but we needed somewhere to live, and renting was just not an option. What happened was that we manage to get in a position to get a bigger place much sooner that we expected, so that's why we are selling it so soon.

  • Is your kitchen table and chairs always placed there, right next to the kitchen worktops? or is it just for the purpose of the photo? Either way It makes the kitchen look small and like you would struggle to move between them. Move it towards the other end of the kitchen and have two separate photos if needed.

    I agree all the photos barr the bathroom look very dark. Plus the bed in the bedroom looks creased and unkempt. Tidy it up and put a couple of colourful cushions or a throw on there.

    Assuming the concrete photo is your garden and not a parking area, you really need to find a way to brighten it up. It just looks cold and uninviting. Put some colourful potted plants around

    I think you're pushing it, with it being Gainsborough, to sell in that timescale. Ropery Road area isn't what it used to be (though there are far worse bits of G-town).
