A very quick update. We've got an offer on the house one hour ago. They are offering £47k, but they haven't even been to see the house yet (they are booked for a viewing on Thursday, and we have a second viewing booked for one hour before them).
I'm thinking of holding the offer until after viewings, as the other people might be interested as well. Also, I think they are in a bit of a rush, and that we can try to bring the price up to much closer to the asking price.

They might change their mind after viewing, I don't think I would take the offer seriously at this stage. Accept it if you want to but don't cancel any other viewings.0 -

In the upto £60k category we have 2 3beds(1/4m) 4(1/2mile)
this is the sold market in the last 12month
Without looking at detailed(no floorplan makes it hard) comparisons it could be about right but waiting for a buyer.
A developer/landlord may be interested but any hint of being in a hurry an they can squeeze you nuts aiming for over 10% gross yield.
there is a £50k 2 bed for sale with tenant in situ and 8% yield just round the corner.0
