    Not sure why people are asking multiple questions on this one? No one can give an answer to this question, either get an estate agent to value or pay for a proper valuation surely?

    Lots of things can factor in and for that sort of outlay then you certainly wouldn't get that back for a few years , but again depends on starting point and ceiling price.

    For me just from a personal point of view I absolutely hate islands in a kitchen so it would put me off paying a premium .

    Simple valuation to get a rough guide, but again how many people are willing to pay for it in the area you live is another figure entirely

    pouring 50 k on renovations does not mean it will go up by 50k, someone who may want to buy may find your kitchen not to their taste and rip it out anyway

    Just get sn estate agent in again and tell them you are thinking of selling again.

    You don't HAVE to put it on market.

    No one on here can help you without knowing postcode/area.

  • I would agree with Slithery - probably increased in value by around 1/2 what you spent. To get real value from extending you need to add bedrooms.

    That's what I was going to say, it sounds like the house is now bottom heavy.

    I don't know you area, but I'm betting you could have bought much bigger house for the total of £217k without any hassle of building works.

    Spending 30% of your house value to add new kitchen, smallish dinner and utility room is mad IMHO. Unless you don't want to move, which doesn't seem to be the case.
