Hi,
We have a typical 3 bed semi and we have just completed a single storey wraparound extension which in total equates to adding 30 square metres (on top of the current kitchen which was 6 square metres. The kitchen is now approx 12 square metres, we've added a utility which measures 4 square metres, and have also added a dining room which measures 7 square metres.
Weve put a modern kitchen with an island in, 3 velux windows, a composite door and a set of 3m wide bifolds.
I don't want to approach an estate agent for a valuation as they'll see straight through me, if I say we want to sell
We originally sold our house for 165k in Feb 2018 and then u turned and decided on extending.
What do you think we may have added to our house value? Thanks for any input in advance.

I am sorry but unless someone on here knows your specific area, house demand in the area, prices, whether you have over spec'd the development for the area (could reduce the number of people interested) etc, how could anyone on here possibly give a reliable indication?
I know you don't want to but you will have to keep your eye on the ground for how well houses are selling in your area, and similar houses with extensions, and get an estate agent in (but bear in mind some quote too high a price to get you to sign up).
Its also probably a bad time to get a quote if you don't actually want to sell. Wait a couple of years.0 -

There will also be a ceiling price in your road. If you paid top dollar for the house (no idea if it was immaculate when you moved in or needed a refurb), you may not have added anything.

The kitchen isn't new anymore so when you come to sell that will be used. Work out how much a used kitchen would sell for and take that off the value.
The rest is down to how much you can raise the value of a semidetached house in your road.0 -

Does it matter? If you want to know for a remortgage you’ll probably have to pay for a valuation anyway.0

Get an estate agent to come and value it. We don't even know if it's in Scotland or Cornwall or somewhere in between.0
