Got the date from the bailiff for next week.
If it is a upvc front and back door. Any rough ideas how much the Locksmith would charge to change the locks?0 -

Please get a CCJ against them. It won't help you but it will make it much more difficult for them to rent anywhere else and if all landlords did this it would help other landlords not to take on non paying tenants.
They have been evicted now. She had a letter from another magistrates courts, for watching TV without a licence.
I am guessing there are many other debts too. If those are older, I may be at the back of the queue, and unlikely to get much if any of the 2k+ I am owed by the ex-tenant.
To get to the stage of getting a CCJ against them, how much would it cost me (from the point of doing a money claim online) to getting the CCJ approved?
Is it true that in the end she will be told to pay me about £5 a month or something as low as that?0 -
It depends but I paid £190 total so far for an £800 debt but haven't got the bailiffs yet because they don't have the cash or belongings worth anything of note. Similar situation to yours really.
My plan is to wait a few years when I become aware that the former male tenant has a decent job again.When using the housing forum please use the sticky threads for valuable information.0 -

I've also read your other thread about this tenant. What kind of referencing did the letting agent do because it doesn't sound as if they did a very good job? This woman is unlikely to have been someone who was a model tenant who then turned into a horror when she moved into your rental property.0 -

Pixie5740. The agent did do a thorough job. Rents were on time or a week late for 2 years. In the last 6 months the problems started. She lost her job / new guy came along and things went downhill from there.
Maybe only good thing the agent did was get a very high bond. That covers most of the rents due. My other costs are for the courts/bailiffs etc, then getting the house ready again.I've also read your other thread about this tenant. Debts are not prioritised in chronological order; certain ones take precedence (such as HMRC), and you will be just another unsecured creditor at the bottom of the list. Small claims is all very well, but you have to know where she lives to serve papers. And winning doesn't mean she will pay. Which means employing bailiffs again...and no assets means no recovery.
Realistically you have to write off the debt.No free lunch, and no free laptop0 -

You need to be careful when accepting a "very high bond" because you could be at risk of creating a Premium Tenancy.0 -
