I don't understand how you think that not paying your rent will give you more security when in actual fact it will work the other way and you will find yourself being evicted for rent arrears.
It doesn't matter who your landlord is you have still got to pay the rent until the end of the tenancy. You may be paying your rent to the mortgage lender if the property is repossessed because in that case the mortgage lender would be your landlord.
Not paying the rent is going to be the fastest way to not only get evicted but also to be taken to court for the missing rent and get a decree.
Not paying the rent solves nothing.
Also you are not listening to all the people who are telling you this so you must be looking for an excuse not to pay rent for some reason? Whatever this reason is it isn't a good idea.
Alright. I'll make this simple.
Reason not to pay rent:
If I am given an imminent eviction notice due to repossession in two months time and do not pay rent in that time I'll have a couple grand extra I can use to out forward on a new flat while my landlord deals with whatever implications for the incompetency that caused them to be in arrears with their mortgage. This gives me a substantial advantage to have money saved if I will be evicted anyways due to reposesson. It's better than to pretend nothing is wrong and then be told I am facing imminent eviction due to repossession without notice like you're suggesting.
I really do need to plan ahead more than to think it's not my concern and nothings wrong.0 -

If you landlord is already in arrears on his mortgage, how the **** are they going to be able pay the mortgage if you don't pay your rent?
Why do you think that you can steal "a couple grand extra" from your landlord without any consequences?0 -
If I am going to get evicted anyways from their failure to pay their mortgage and repossession what loss do I have if I skip rent a couple months so I have more money to for a new flat?
The alternative is that I pay rent then get an immediate eviction notice due to the repossession and lose out by not having saved extra when there isn't any loss for me.
If they are so poor they do not pay a simple and cheap mortgage I doubt theyre going to take me to court for lost rent.
I'm just thinking if the worst case scenario. It's not something I'd actually do unless there wasn't any reason not to do it.0 -
Withholding the rent risks you being taken to court, either by your landlord or by the mortgage lender if they repossess. That will impact your credit rating and therefore your ability to rent your next property. The Landlord's incompetency in not paying their mortgage is no better or worse than your incompetency in not saving for an onward move.
You can plan ahead by making your own savings, not by depriving your Landlord.0 -
It isn't going to help the LL's situation one little bit by withholding rent and will get him deeper in debt,
You can't withhold the rent and if you do you will be in very choppy waters.
The letter was addressed to him so not sure why you opened it as surely you know your LL's name .
If you have rent arrears it will make finding a new property harder to get once they know you stop paying at the drop of a hat0 -
I totally get where you're coming from. This is one of the "hidden nasties with serious financial consequences" that can just be done to you on a whim.
You didn't pay a King's ransom to move in there, just to be given notice and need to save another King's ransom to move out.
Many people don't appreciate that the cost of agent fees, overlaps with rental dates and the cost of moving can, quite literally, cost somebody an ENTIRE YEAR'S DISPOSABLE INCOME simply because it's bl00dy expensive and they only have their income .... and no matter how hard you saved if this kept happening every year you might as well just give up....
But, you can't withhold rent.... and, ultimately, you will suffer because of somebody else's stupidity and lack of any thought or planning.
And yet you'll be "victim blamed" for feeling angry about it.

You will have 2 months notice for a start . then wait for a court date plus eviction time . don't think your LL won't take you because he will
Your statement "If they are so poor " is a pretty hideous thing to say .. My thoughts are "if you are so clever go and take out a mortgage yourself~"
I wouldn't take you on as a tenant that's for sure.
If you do have to leave your deposit will be returned unless you don't keep up payments , I'm not too sure why you would find it difficult0 -
Speaking of stupid, do you think withholding rent will make it more or less likely that he’s able to clear his arrears?I suppose what I am asking if who would pursue me legally if I withheld rent if the landlord is too stupid and incapable of paying off a mortgage so their tenants aren't impacted in a significantly detrimental way that they cannot find comfort in the property they are paying rent for.
You signed a contract, the right thing to do is honour it, not have a little paddy and stop paying.1 -

I expect they’ll be back in a few months complaining that they can’t rent a flat as they have a reference saying they did not pay at all.
Some people you just can’t teach, and the superior attitude the OP is showing on site poorly with them being a person scraping from one payday to the next and having trouble (as per previous thread) to pay their rent on time.0
