Moving house, removals and cancelation waver

Hi

I'm in the precarious position of having to exchange and complete either same day or a day apart on my home and a house I'm buying. There's no leeway on the dates so I'm either doing it this way or not at all.

I am going to have to book a removals company without having exchanged so I'm keen to find out if there is such a thing as a cancelation waver that I pay when I book the removal in case the whole thing doesn't happen.

Is there such a thing?

    Doubt it, but have you had a look at something like this - https://www.ukpods.co.uk you keep it for a few days a week and just have it filled up and get them to move it when your ready.

    I've never seen one... I think the best you can do is pick the removal company with the best cancellation terms.

    Are you mid chain and therefore HAVING to move out and in on completion day? If so, I'd say your biggest risk is exchange and completion being delayed slightly - by a day or two - and your removal company not being able to fit you in on the new date because they're already booked. When you get removers in to quote, chat it through and see how much flexibility they tend to have.

    Hopefully you're not planning to exchange/complete on a Friday.

    It's much easier to arrange last-minute removals on any other day.

    At least one company offers it (https://www.pickfords.co.uk/late-key-cancellation-waiver) though on what terms I don't know. If there's a significant risk of it not happening on time then I doubt insuring against it is going to be cheap.

    I had to look into this and 4 years ago I recall one company who offered cancellation insurance charged nearly as much (again) as the removals/packing fee. I wasn't impressed with that!

    We were given the option of an insurance policy for having to cancel and rearrange for another day. Not sure about complete cancellation but ask around, you might find somewhere that does.

    I completed on a Friday, last time. Exchanged on the Wednesday of the week before.
