    To be honest I think too much emphasis is placed on searches and their impact. Looking at posts here people get ever so worked up by them and spend considerable time trying to get them removed.

    My experience albeit not scientific is that it makes very little difference.

    My informed guess is that searches for more than four credit card applications within a month might make it difficult to get accepted for any more credit cards (whether or not the four were successful). OTOH your credit card search last year will not do any harm at all, while your record of using your card responsibly will obviously help.


    A mortgage is a different product from a credit card. Lots of searches for a mortgage might show that you are desperate not to lose this house, and that is not a bad thing. Whereas lots of searches for a credit card or unsecured loan would suggest someone desperate to get their hands on some money, which of course is a customer that lenders would tend to avoid.

    TBH I think you should worry more about what problems the flat roof might give you, and consider whether the lender was sensible not to get involved. You might have a good reason to disagree with the lender, and that is fine: just make sure you know what your reason is.
