    If that Dec 17 sold price had been equivalent to the asking price of this latest property you would no doubt be saying the latest house is priced realistically based on recent comparable sold prices.
  • Forgive my thinking but reading the thread it feels as if the property in question has been identified by a few and I've resisted delving deeper!


    Each time an alternative has been posted as a potential for he OP to look at it seems he's clued up and knows the area well and has a reason why something within his budget is not hitting the spot.


    OP that's not the wrong thing to do,its good to be objective and know exactly what you want,I can understand that something doesn't appeal because it maybe doesn't have good parking or ability to extend but where IB think you may now be falling short is wanting the house that's priced at 230- to fit your criteria of 200.


    Presumably the house has parking and ability to extend etc etc but actually I wonder if what clouding the judgement is that the work has been done on it to take it into a slightly higher price bracket than you really want to pay,essentially you would have liked to have found that house in 2017 when the current owners did!

    therefore that's where reality needs to step in here,you either need to perhaps up your budget for the renovated house or concentrate on trying to find a dooer upper that you really can personalise.


    My guess is these gems that need work are becoming rarer so you search could be longer.


    Cant forget the Brexit factor that's also hanging in the back of the cupboard either where theres always the possibility that prices could ease or indeed people just sit tight and don't sell.


    I guess my advice is to be realistic especially if you do intend to stay in a property for many years...

    No, I'd always say it was irrelevant. For any property.

    We don't know what the situation around that sale was.
    We don't know what work's been done in that time.

    It might have been an absolute bargain desperation-sale.
    The buyer might have been an utter shark.
    The buyer might have been gullible and got rinsed.
    The sale might have included land that's no longer included - or now includes land it didn't before.
    The house might have been an utter tip that's had tens of thousands thrown at it in that time.
    It might have been immaculate and has been trashed, bodged and neglected since.

    if you are pitching at £200k for 2 beds with the intention to extend there must be a 3bed in the 62 under £250k

    might even be worth looking at 4 beds

    if your search area is very narrow then you do have limited options.
