Decorating rented property as a new tenant

    If it actually is nicotine make sure you there are photos etc on your inventory of the state of it. And photograph the walls yourself before and after painting,



    It's definitely the colour & not nicotine stains.

    Define 'neutral colour'. It could mean different things to different people.

    Specify with reference to the specific paint manufacturer and colour. Enclose (or provide web-link) the manufacturer's colour chart for reference.

    I have not decided what actual colour I would like as of yet. I was thinking of white or magnolia. It really needs a light colour in there to brighten it up.
  • It seems such a hassle doesn't it when all you're doing is improving. The bottom line is that you are changing something and a landlord could use that to charge you for putting it back to the way it was before. The problem is they can just charge you without actually using the money to change it back (I had £400 deducted once for a stain on some curtains that actually I didn't do but neglected to stare it in the inventory - the curtains were never changed for the next tenant). So you don't want to be out of pocket, I wish you were my tenant however!

    We rent out a property and the tenant recently asked if they could re-paint the living room. We agreed as we wanted them to be as happy as possible. (Usual proviso regarding ensuring no "paint splash" etc.) They invited us around to have a look when they had finished and we felt it has significantly improved the appearance of the room.

    In addition they had also re-painted a "feature wall" in the 2 bedrooms, repainted the ceiling in the hall and re-laid a new carpet!..and they had made a really good job of it and have probably added value to the property, (or at least made it easier to sell if we ever decided to).

    We will not be asking for any rent rise should they stay on for another year...(and I hope they do!)

    I'm with you on that. I've decorated every rental I've lived in and taken the chance that my stay would last a while. It is your HOME so I quite understand.

    While we're on the subject, is it me, or does every landlord like to use magnolia for decorating their rental properties? Why not white? Just as cheap! I've spent so much time painting over magnolia with white. White is more 'liveable with' and goes with more furnishings than magnolia. Perhaps I'm being picky :o

    Wow that does sound like a good ending. I think if your going to live any where whether it is rented or bought or for 6 months or 6 years it's nice to make it feel your own. Also, I do love home improvements & I do carry them out as if its my own property. However, it is the land ladies call & I do hope she agrees. The estate agent has contacted me & said she has asked the question so fingers crossed. Would love to be decorating over the weekend.

    Yeah magnolia is the standard colour by look of it. I have suggested magnolia for the redecoration given everyone seems to think its standard. However, I would prefer white if the go ahead is given. It would really give the hall way a clean & light feeling which it definitely does need.
