Decorating rented property as a new tenant

    I wouldn't offer an inspection though - just ask permission and check they don't want it 'back to its original colour' when you leave otherwise they can charge you for theoretically painting it back themselves.


    Should I let the estate agent know that I will paint back to the original colour if need be when I leave?

    Generally if you're going to commit in that way I'd suggest a minimum 12 month but ideally 2 or 3 year tenancy.


    My tenancy period is initially for 6 months. If I was evicted & I had painted then I would have to accept that & to be honest its probably only a couple of days work & not much for the consumables but would make me feel more at home for the duration I was there so it's worth it.

    I would not offer this unless the landlord asks for it.


    Assuming the colour you propose is reasonable, and acceptable to the LL, then it should be fine to just request his agreement to the redecoration without the need to reinstate. You are improving the property.


    Of course, if you desperately want a purple kitchen, expect the LL to refuse or to insist on re-instatement!

    It is definitely not Nicotine & just the colour of the paint. It must be a few years old & very garish to be honest. It makes the full hall way look dull.

    So, I am going to email the estate agent with the following:


    Hi ****


    Could you please ask the land lady if it would be acceptable to redecorate the hall way in a neutral colour using matt emulation. The decoration would be to an high standard & all carpets / fixtures would be covered to prevent any splashes or spills.

    I would say I am very competent & it would be done to an high standard. I don't bodge & in fact in my last property I did a lot of my own repairs over the 6 years where I could have asked the LL to take care off but I did them myself & saved us both a lot of hassle / money.
