Redrow Incentives - Am I being unreasonable?

  • I haven't paid a penny so far and this is one of the first housing developments we have looked at, so there is absolutely nothing tying us to this development at present. I just wondered if what I'd asked for was over and above what people usually get from new build developers, that's all :)
  • Maybe I'm going against the grain here but actually that seems a reasonable package to have already negotiated.

    I'm also of the opinion that because the hall stairs and landing would be a high traffic area I would perhaps at least choose the quality of carpet myself as others have said the quality of carpet used and fitted by developers can sometimes be fair at best and you'll likely to be changing it within 5 years if you are still there.

  • Thanks, that's a fair answer. The sales office is closed until Thursday and my last correspondence was that we wouldn't buy without the full carpets. Will wait and see what they come back with on Thurs and maybe give in if they won't budge - having never done this before, it's hard to know when you've got a good deal or not.
  • I wouldn't say what you're asking is over and above, when I purchased my new build we got all you originally asked for (barring the turf) plus £500 towards our legal fees.

    We went in a bit 'cheeky' to see what we could get out of the developer, you get nothing for being polite!

    I got carpets and appliances with mine. I didn’t want either. Asked for money off instead (also I’m a first time buyer and not using HTB) but they wouldn’t budge. I always wonder if I should have negotiated harder (I want bathroom tiling), but on the other hand the houses in the development sold out two days later. Are there many left in the development to sell? If you haven’t reserved yet are you worried someone will buy it while you’re negotiating?
  • Hi Beeper, that's fantastic that you managed to get appliances too. We didn't dare ask for those, and glad we didn't as we were refused turf and fencing which are much cheaper. There are currently only two plots left which haven't sold, I get the impression they are keen to get people in them before they're finished, as these are in phase 1 of the development and phase 2 will be heavily promoted when the show home is completed in the new year. Never looks good to see finished plots with nobody in them. The sales office is closed until Thursday so I don't think anybody else can reserve until then, so we have a couple of days to think about what we want to do...

    Well that’s a plus. Any idea why the other houses on the row sold but this one hasn’t?
  • Honestly, no. We've looked at the site map and the floorplans and can't see any issues, and it has a south facing garden too. It is slightly suspicious but it's all the more reason to ask for incentives!

    It'll always vary between sites, developers and even plots. We got a discount on price and flooring and because of the discount they wouldn't entertain any other incentives but as far as I am concerned we have the best plot for that style of house with no further houses next to us and parking right next to the house, with the houses behind being down a hill we have fantastic views out the back and we thought we would have a slope down into the garden but they have levelled it. Getting the right plot is so important because everything else can be changed so just make sure there isn't an issue with that plot for some reason.
  • Thank you for everyone's input! We decided that the house was not worth losing for the sake of £590 - we have decided to go ahead and make the reservation and pay for the additional carpets ourselves. Fingers crossed all goes smoothly!
