Sellers dragging their feet and lying.

We had offer accepted 6th September. (We are chain free)
The sellers found somewhere few weeks after that is also chain free.
Our searches were pretty much done at end of October had few loose ends that needed answering by the sellers, after 2 weeks of no reply from their solicitor to ours we got in contact with sellers she reassured us that it was sent that morning.
3 weeks on no answers from sellers!! Then it got answered, so all paperwork was then complete and we’ve had our contracts sent in post to sign (no dates on the contact) then a request for deposit and fees.
That’s all fair enough, but our mortgage offer runs out soon.
I’ve pushed seller for updates on their side, she then made up a lies about property ownership causing delays our solicitor looked into this and it was crap! They’re just waiting on searches back (2 weeks is given time frame for these) so our solicitor has said in theory that should have date 3 weeks max provided the sellers sign paper works and send it all back ASAP... now we know this won’t happen.
I’ve contacted sellers to inform them that we have got our contracts, and our solicitor rang theirs and the estate agents to push that way too.
Question is no longer what can I do because we’re adding pressure to everyone possible!
But how long can the sellers drag out not giving us a date after they have been given their contracts?
I’d told them we’re happy to wait till after Xmas but as I’m due to have a baby at end of January and mortgage offer running out we need in by January.
Originally theyd said they’d go to their parents if they wasn’t out/found anywhere but don’t think they will.
We’re just at point where we want a date! (Obv once they have their contracts but we know they’ll drag it out and delay returning them)
The other sellers they’re buying from is getting frustrated as the sellers are making delays 😣
Don’t want to pay deposit and they drag this out to point we loose our offer and have to redo that!

How do you "know they’ll drag it out and delay returning them"?
There are 100 possible reasons why things might be going slower than you would like, varying from legal or financial issues the sellers (or their sellers) have and which you know nothing about, to personal ones like they don't want to move just before xmas or they are divorcing and arguing....
You'll never know. There's nothing you can do. Unless you threaten to pull out which threat is only worth doing if you are willing to follow through........Don’t want to pay deposit and they drag this out to point we loose our offer0 -
The sellers have so far delayed on everything, from answering questions, to sending back paperwork, to sorting their mortgage offer. So not holding out hope they won’t delay in this.
No divorce/separation, we have suggested with them about leaving it till after Xmas or doing it over Xmas so they don’t have to book time off work. (Lady works for same company as me different area) and he works for family business.
Contract (ours) has no dates we’ve been asked to sign it and not date it, then pay deposit/ fees so we’re ready to go, and put solicitor can further lean on their solicitors to get their contracts written up as they just waiting on a boiler inspection at their new house then they’re ready to sign and go in (house is empty was part of inheritance)
Thanks for your reply as helpful as our solicitor is just a panic over paying a few tens of thousands and loosing out because lost our offer and can’t renew it etc...0 -
Empty properties, ie. probate sales are necessarily quick. Unfortunately many things have to fall into place in order for a chain to complete. Being at the bottom is frustrating as you'll have to wait for those above.0

that was just 1 example of the possible 100 explanations. I'm not going to list the other 99 - it's pointless

of course - that's how the sytem works.
If you want to hang on to it till the Excgange and Completion dates are both known, by allmeans do. You'll then have to send it back (signed and dated) to your solicitor, who will have to check it, thus
delaying things and hugely annoying everyone (and jeopodising Exchange as the date will have past, meaning all the contracts will need to be re-dated and re-signed)!

as already explained, your solicitor needs the funds in advance (just as he needs the signed (but undated) contract in advance.

well if the boiler needs inspecting, then that is a valid reason why contracts are not being exchanged.
