Really pleased you've found someone else blue_mango!!
My attic is now live on SpareRoom.com, and I've had a couple of enquiries but nothing definite yet. Early days I guess.
Interestingly, both enquiries were from women! One was a man looking for somewhere for his wife because she was about to be evicted (so many questions, so little time! but I decided I didn't need the grief on that one). The other one was just yesterday, and I've suggested she rings me for a chat, so we'll see what happens there.
Interesting point about unknown boyfriends turning up. There'll be a 'no visitors past 10pm' clause in the lodger's agreement (and there's a Premier Inn just down the road if they're desperate...). But other than that it's hard to know what to do about it. Just have to wait and see I guess!!
No longer a spouse, or trailing, but MSE won't allow me to change my username...

Those who have let to single women have often found that a new boyfriend (who they haven't been able to vet) doesn't take long to turn up.

A single woman does not mean that there is (or will be) a boyfriend turning up. I have a young lady who is gay that took up residence just before Christmas. Her girlfriend is equally as charming and has now moved in.

In this day & age, a male lodger could just as easily come with a boyfriend attached..

That one would have set the alarm bells ringing straight away and certainly not one I would have entertained here.

statistically speaking the lodger is far more likely to be straight than not.

people get evicted all the time, often outside of their control (house sale, repossession tc)

Very good, fingers crossed you'll get a decent person. :)

I have lived in a few shared houses so I have an idea of what I can/can not tolerate. My room has never received a lot of interest, probably because it's a single room, however, it has been rented out within the very first day of the ad going free on both occasions.

Mon-Fri arrangement is best suited for me as lodgers use it as a cheaper alternative to B&B, they don't need a lot.

I've only received interest from men, but I can not imagine sharing my small space with a male 7 days a week, I'd feel uncomfortable.

Also, no visits from gf/bf, they can go somewhere else. Renting a room is much cheaper than renting/owning a whole property so lodgers have to compromise in my opinion. I might sound like a nightmare landlord but both of my lodgers loved me :rotfl:

Thank you for the compliance reminder. I will refer myself for political education at the nearest facility ASAP.

In terms of risk, the most likely event would be that a single woman had a boyfriend who was no trouble at all.
Just as the most likely event is that tenants pay their rent and do not trash their house.
Everyone needs to decide their own risk tolerance level.

I was lucky to find a weekday lodger, who doesn't cook and doesn't spend a lot of time at home.

    It's not for you.

Never had one and never would.

    Aha? What a great insight...

Well Mon-Fri arrangement works just fine for me so I may just carry on with that.

Did have an inquiry from a single middle aged male last year - Did a quick google on his name and it turns out he'd been convicted and sentenced for various offences and added to the sex offenders register. Nope, nope, and double nope.

This is the same sector my Sis favours. Has been lodgers on a fixed term employment contract, and they come with a lot less baggage. Downside is the income isn't as high, and there are periods of dead time between lodgers.

    .

If that guy had changed his name you'd probably not have found out. He'd need to tell the police he'd changed his name - but you wouldn't have access to that info.

I wouldn't let a room to a sex offender - not because I'd fear molestation (I doubt I'd be his type) but more out of fear of what he may download via my internet connection etc.
