  • No, not all Surveoyers do valuations and it’s more expensive to get one. We were happy not to have it as for us it was more about checking there was nothing wrong with the house which we would unexpectedly have to pay for an identifying what we needed to budget for in regard to future maintenance:

    None of those things are "must do on day 1" items.

    As such I wouldn't be asking for anything off, and if I was selling I wouldn't be budging on those things. Every old house will have some work needed and most those things can wait for weeks, months or years.
  • I would be inclined to suggest that you will replace the boiler when you move in, and ask for a reduction in the price accordingly.
    I would want to know it had been properly installed, but also I might want to choose the make and model, and possibly even change its location if not convenient.
    You could still do this in any case, but if you are wanting money off, then the boiler that they have accepted is not working might be the way to go.

    this might be a good idea in theory, but assuming the vendor still lives there i doubt he wants to be without a boiler until completion!

    In relation to the other points I wouldn't be asking for any money off. none of the things the surveyor has picked up are urgent repairs (aside from maybe the electrics if it's more than just a blown bulb) and you're more than likely just going to aggravate the seller even more.

    I can understand why you didn't think a valuation figure was relevant, but it really is as the surveyor would have taken into account all his findings when valuing the property. If he'd then said it was worth less than your offer, you could have used that to back up your negotiation with the vendor.

    at the end of the day it's up to you though. do you feel you're overpaying now when taking the potential works into account, or do you still feel it's a fair price compared to other properties?

    Other than checking out the damp issue, the other points are irrelevant.

    The double glazing should have been obvious when viewing. The seller would have know this and priced accordingly. Same for the house we bought - we could see the misting when we looked round. 3 years on it is still like that!!

    As he is replacing the boiler it sounds like a reliable seller.

    I would suggest that the £320k sounds fair.
