My agency won’t give me any info about my Landlord

    Op, do you only rent a room? If so, do you have your own tenancy, or is it just a licence? If so, some of the Landlord and Tenant Act may not apply to you.

I have also received an email from the agency saying to just pour salt and let them know. I think they just really don’t care. We’ve got no other problems in this house otherwise.

    Legally you are not entitled to compensation. That's not to say you can't ask for it just that the landlord is under no legal obligation.

    You say nothing has been done. Have you read the Tenancies in England & Wales sticky at the top of the board, in particular the section on repairing obligations?

    Step 1: Write to the landlord at the address for the serving of notices given in your tenancy agreement? Have you done that?

    Step 2: Escalate to environmental health? If you have done step 1 have you also done step 2?

    Whilst the letting agent should be supplying your landlord's contact details within 21 days of your request under the Landlord & Tenant Act that is a separate issue and has nothing to do with how you go about reporting repairs to the property. If the address for the serving of notices given in your tenancy agreement is c/o the letting agent then that is where you should be sending your written notices.

    Tell me about it. Slugs are feasting on an early Thanksgiving dinner with my lettuce. I hate the things so I'm going to call the bank and ask for a deduction on my mortgage.

    Collect the slugs that have encroached upon the LL's property.... when you get their address, mail them their slugs. In the meantime send them to the letting agent, then they have to deal with them.

    But DON'T send them first class - send them snail mail (boom boom)

    Yep. Slugs have a great sense of smell. Don't just live outside either. Anywhere which is damp and moist will do. Can squeeze through the smallest of gaps. Use a torch to trace the trails they leave in a darkened room and plug the gaps.

    I was semi-joking... in the OPs position I would be very tempted to transport the slugs to the EAs property.

    While a previous poster said that there is no legal claim for compo, is this regarding the problem itself? I'd have thought there would be a case for a reported problem not dealt with later resulting in damage to the tenants own property... I think the OP me tioned previously that some clothing has been affected by it

    What does your tenancy agreement say about keeping slugs? Most won't allow you to keep animals.
