    Yes, I think that will be our back-up plan. They've already got quite a bit off the asking price, which was priced to sell to begin with, so we're reluctant to drop the price any further, but, well... if push comes to shove.

    At the moment, despite the fact that there is no gas, we've been told that they want a friend to look at it. Looking at it is about all anyone can do right now.

    Personally I wouldn't offer to reduce the price - at least not at this stage.

    The gas was off when they viewed and the property empty so that was a known risk. It's standard with empty properties. (you can spot a repo fromphotos showing red crosses across the boiler, basins etc where the water has been drained down).


    If it looks like they really will walk away from the deal, then maybe drop the price if you are keen to sell, but till then just refer them back to your earlier response and don't get into dialogue - either directly or via agents etc.
    Even if the gas was turned back on and the boiler was serviced and found working, it's 15 years old and could break down in another 3 months. Or not. They are not buying a New Build house with a new boiler and never were.

    That's what we've been repeating when they've asked before - they knew it was off from the beginning. And when we filled out the seller forms, we made it clear that the gas was turned off and that the boiler was serviced just prior to that. We included the service certificate from British Gas. We even left a copy in the kitchen for viewers to see.

    Exactly. It's not as though the boiler has ever been presented as anything other than an old timer. The installation date is still on the label on the front for all to see.

    so stop discussing it! If the EA raises it again, just say "we've already answered." It's the EA's job to manage things like this and he should be explaining to the buyers, not you.

    No that is an over reaction!
    Stop leting this get to you. Stop anxting. Stop responding. Eventually the buyers will realise that it's not worth losing the property (and the money they've already spent so far) over the boiler.
