    If it was me in your situation those seem like a small points to pull out of the purchase if you otherwise like the property.

    Cat5e is perfectly fine for home use (even high tech enthusiasts homes). So if this is in the plans I would accept it. Years ago I dreamed how I would fully cable up my home once I buy it. Now when i finally bought one I just hard wired the access points and the home server, everything else is running on mesh WiFi.

    Similarly the SkyQ plates - just ask them to be changed to something fit for purpose as part of the snag list.

    Edit: about the 900mbps - sure it's available, but it's still unheard of for actual (residential) use. 4k streaming is 25Mbps there are no realistic files to download for residential use that require more than 200-300mbps, 1Gbps (switched) is perfectly future proof for intra-home traffic for at least 10 years, by then you might have to change aged cable anyway.

    Re the distribution system, if they have installed CAT5 we would still move in and just raise it as an issue, however the main issue is that they seem to have not installed it as per the plans, plus the site manager has no idea if its in the loft - I have asked them to check, which they are refusing to do now since the build is 'complete' and we aren't allowed in until completion next month.

    I just wanted to see if these elements are mentioned in the brochure for the property and development we are purchasing on, they had to make sure were included.

    I'm on Virgin Media's top 350 (ish) Mbps tier, and I thought that put me at the top of the broadband tree. Although that could hit 1Gbps if DOCSIS 3.1 works as advertised.

    We had a choice between hyperoptic and gigaclear they are both offering the 900mbps fiber to the home at the new property

    What specifically is meant by "CAT 6 data distribution system"?

    Does it just mean Ethernet ports (RJ45) in every (or most) rooms which run back to a central point? (Whether in the loft or in the under-stairs cupboard).
    Does it include a patch panel?
    Does it include a managed (or unmanaged) switch?

    Wow 900 Megabytes, that's 7200Mbps or 7.2Gbps so even Cat6 won't be fast enough for you ;)

    900 "millibits per second" ?, i certainly wouldn't choose them because that is 1 thousandth of a bit per second so only 0.0000001125 Mbps; which is basically useless

    To any networking professional, it means nothing at all, which means that it means whatever the developer wants it to mean.

    I'm going with "the cheapest, nastiest patch panel known to man, wired out to a bunch of the cheapest possible 8p8c RJ45 sockets using the lowest-priced cable that has "cat 6" printed on it, and not a single bend radius respected anywhere, but it'll work well enough to watch cat videos on YouTube and that's what matters, right?"
