Renting: 6 months up front for a 6 month contract, but still want guarantor?

    Agreed, I'm a bit younger, but currently live in shared accommodation. It's not for long and is cheap.

    I don't get that bit. Surely the LA works for the LL so the LL just has to tell them the six months upfront without a guarantor is acceptable.

    As your friend is on benefit, he is more of a risk for a LL to either not move after the 6 months because just like now, he'll have nowhere else to go, or worse, not being able to move and then not being able to afford the rent. After all, you are the one paying now so what guarantee would the LL that he could pay the full monthly rent?

    It is sad for your friend, but as LL, I woul also require a guarantor.
  • He hadn't mentioned about being on benefits for the exact reason that it would put LLs against him.

    However, they came back and wanted 3 months security deposit and an interview... with the LL's mother in law "a good judge of character".

    So, understandably, walked away from that! Back to the drawing board - I'll show this thread to help him see the options he has :)
  • *quick edit - the benefits are also short term until the house proceeds go through which would then make him ineligible, just in case anyone wondered about selling a house and still getting benefit!

    If the ESA is contribution based then he would continue to receive it.
